Closed-down village pub near Lancaster could be converted into apartments

The Castle Inn, Hornby

A Grade II listed village pub near Lancaster could be converted into residential apartments.

The plans have been revealed for the future of the former Castle Inn pub at Hornby, which has been closed since 2018.

A 'screening opinion' request has gone into Lancaster City Council by applicants Ludicity Group, to demolish the toilet block and for a 'change of use' on the pub to allow for six new apartments and alterations including new or replacement windows and doors, new outside steps, alterations to the roof, solar panels and landscaping.

A screening opinion request usually goes in before a planning application, so the council can decide if an Environmental Impact Assessment is needed.

A planning statement by The Leith Group, publicly available on the council website, said: "The property is a Grade II listed building, and currently comprises of an assemblage of connected buildings with parts dating back to the late 17th Century, part 18th, 19th and 20th Century.

"The site (has) been vacant since 2018 when it ceased trading. The need to bring this building back into use, and the improvements and enhancement this proposed development will create within the local area is material to the determination of this application. 

"The proposed residential dwellings will be located in an appropriate location within the wider context and would support the council in meeting its strategic objective of delivering housing within the District area.

"Therefore, the proposed use comprises of sustainable and suitable development within an appropriate location, and one well suited to meet the needs of the proposal.

"Whilst the scheme also results in the loss of an existing public house, the site has been vacant for in excess of five years, and has been marketed for sale without a viable buyer coming forward.

"The loss of this community asset will not therefore result in harm to the local community but will achieve benefits through the delivery of much needed new homes."
