
Plans have been revealed to convert a former hotel and pub in Morecambe into 17 apartments and build six three-bedroom houses.
The plans are for the Park Hotel on the corner of Balmoral Road and Regent Road in the West End.
Owner Alex Potocki has applied for planning permission to Lancaster City Council.
He is proposing a change of use and conversion of the former hotel and pub to create 17 apartments including demolition of rear extensions, and to build a part four storey, part single storey extension at the back of the Victorian building and a single storey extension to the side.
The plans also include installation of solar panels to the roof, a new garden area and car park and six new houses on land at the back of the five-storey former hotel.
A design and access statement submitted with the plans says it will "return the entire building to an optimum viable use in order to secure the building for the longer term".
"The building is structurally sound and capable of conversion for the intended use," it says.
"The development of an additional six dwellings seeks to make best use of this highly accessible site which would support the regeneration aspirations of the West End area of Morecambe."
The plans also include a new one-way access to replace the existing access and exit point on Balmoral Road, with exit via Regent Park Avenue
The design and access statement says: "Extensions have been added to the rear of the building in the mid 1970s when Tetley’s Brewery took ownership of the hotel.
"They added one single-storey flat roof extension for the toilet block and storage areas and a two storey extension for offices and storage. All extensions are now in a dilapidated state and beyond repair.
"The hotel operation started to decline in the 1970s as holidaying options broadened to include holidaying abroad for many.
"The ground floor bar has been used sporadically in recent decades although since the pandemic it’s best known for its use as a paranormal attraction where visitors were able to stay overnight in what was thought to be a spooky hotel.
"Overall, the original building is structurally sound and in a fairly good condition given its limited use in recent years."
Lancaster City Council will make a decision on whether to grant planning permission in due course.
